The architectural style of the 18th and 19th centuries is closely associated with sash windows. Their popularity stemmed from their larger panes of glass and more elegant proportions than casement windows.

Sashes with four panes of glass are another mark of the Victorian window. Imitations of older style windows were also popular towards the end of the 19th century, as the wealthy sought to differentiate themselves from the previously prized plate glass and narrow glazing bars that had became more affordable.

Sash windows have become far less common during the last century, despite being the favorite style at the beginning of the 20th century, due to the increase in cheap, mass-produced styles of window. Recently people have begun to take an interest in the historic character of their homes, resulting in greater demand for traditional style sash windows. Sash windows today use all the latest technology, but retain the elegance and functionality of traditional sashes, and preserve the historic style of the older houses.

The preliminary sales contract will be drawn up to contain all of the necessary details including the date of completion, the purchase price and the description of the property. At this point you will also be more than likely required to pay a deposit of between 5 percent and 15 percent of the purchase price. This money shall be held in escrow for your benefit. It is possible though not advisable to sign the private preliminary sales contract without putting down a deposit.


The Escritura de compraventa stage, is the second or final contract stage. The purchaser will be required to pay the balance of the purchase price and all fees on the date of completion. The buyer and seller will meet to finalize the deal with a contract, which is the same as a deed on the property. The purchaser will receive the public deed of conveyance, known in Spain as the escritura, in front of a Notary Public. A copy of this deed will also be passed to the tax office and to the property registry as well to make everything legal. In Spain, Notary Publics are public officials required to witness a deed of sale, but you should also make sure to have your own independent expert legal advice to make sure that your own interests are protected during this legal process. Also keep in mind that as the purchaser you will be required to pay property sales taxes as well as the legal fees for the Notary Public.

The new governmental base inaugurated by First Minister Rhodri Morgan in the Aberystwyth location is expected to be fully functional by the end of 2010. It was built recently at an estimated cost of £20m.

The base is one of three proposed government shared office complexes, of which the first one was built in 2006 in Merthyr Tydfil three years back. The third and last is expected to be completed in 2010 in Llandudno Junction.

The projects are aimed at bringing the administrative bureau of the government closer to the local people. This is expected to give added insight to the government on the areas that require development. The locals will be able to address their grievances and bring their issues to the authorities with greater ease. It is also expected that problems will be resolved quickly and more effectively owing to enhanced knowledge of the locale.

First Minister Morgan has remarked that Wales will now have a means to contribute significantly to the country’s economy and development.

The Aberystwyth office will have some new positions created to bring the total number of employees here to 535. Some of the staff members will be moved in from neighbouring areas. Several government departments such as economy, transport, heritage and rural affairs will be represented here. It is expected that all the staff will be in place by late 2010.
